How Timeshare Owner Points Work

By The Timeshare Points Value EditorsReviewed September 20266 min read
Short answer

Owner timeshare points (Club Wyndham Points, Marriott Destination Points, Hilton Grand Vacations, Bluegreen, Westgate, Vistana StarOptions, Disney Vacation Club, WorldMark Credits) are an annual allocation that resets on your use year. You spend them on the club’s reservation chart by resort, season, and unit size. Unused points expire unless you bank, borrow, or monetize them. They are not Wyndham Rewards, Marriott Bonvoy, or Hilton Honors. This answer is the owner-mechanics FAQ — not the long how-points-work blog, and not the “what is a timeshare point system” definition page.

Annual allocation, then a chart

Every program this site covers hands owners a yearly number — points or WorldMark Credits — and a chart that prices stays. Club Wyndham brand copy: the same one-bedroom in Daytona Beach might cost 84,000 points peak or 28,000 off-season. Marriott brand copy: about 5,000 Destination Points for a peak Maui 1-bedroom and 2,800 in shoulder. Those are the published examples. We do not invent a full official grid.

Rental cash for that pile is a separate product: Club Wyndham 0.5¢–1.2¢, Marriott 35¢–90¢, WorldMark 7¢–14¢ per credit, DVC $13–$19. Mechanics first; cents on the Index.

Not the how-points-work blog

The long explainer lives at /blog/how-timeshare-points-work. The definition page is what is a timeshare point system. This URL is the short owner-mechanics FAQ: use year, chart, bank/borrow, not loyalty.

Frequently asked questions

How do timeshare owner points work?

You receive a yearly pile of club currency. A stay costs a charted number of those points. Peak season and larger units cost more. The allocation comes back next use year if you stay in the contract and pay dues. Forfeit the unused pile if you miss bank/borrow deadlines.

What is a use year?

The month your annual points become available and the clock on expiration starts. Club Wyndham, Marriott, HGV, and DVC all describe a use-year (or Use Year) on this site’s brand files. Official remaining-point balances live in the owner portal — we do not invent yours.

Can I bank or borrow owner points?

Brand files already on this site say yes, with limits: Club Wyndham Credit Pool (fee) and one-year borrow; Marriott bank one year / Bonvoy conversion as a last resort; DVC bank roughly through the 8-month mark of the Use Year. We do not invent a new bank fee.

Are owner points the same as hotel loyalty points?

No. That mix-up is the timeshare-points-vs-hotel-loyalty-points answer. Club Wyndham is not Rewards. MVC Destination Points are not Bonvoy. HGV Points are not Honors. WorldMark uses Credits, not Club Wyndham Points.
